We ensure our initial designs comply with the Building Regulations from the outset to ensure minimal amendments are required to the scheme to achieve full compliance. Many clients use our Building Regulations service after being let down or quoted inflated rates by other designers to carry the project through after receiving Planning Permission.

See below for a list of Frequently Asked Questions. These are not comprehensive, nor do they apply to each individual project. But they might give some answers to your questions, or give an indication on what types of questions it would be worth asking.

Do you need to visit the property to provide a fee quote? We don’t always need to visit the property in order to quote accurately. We can view the property data and any planning constraints using bespoke software which can give us a lot of information to be able to quote effectively and in a timely manner.

How many changes can I make to the drawings? We will not charge additional fees for changes to be made to the drawings at the ‘Initial scheme’ phase. Additional fees may be incurred if the project brief changes after we have entered this phase.

Will you submit the Planning Application on our behalf? Yes, unless we have agreed beforehand that a Planning Consultant should be employed.

How long will the Planning Application take? Planning Applications should take 8 weeks from submission, but this is dependant on your Local Authority’s current workloads.

What is the difference between Planning and Building Regulations drawings? Building Regulations drawings show more detail relevant to the construction of the building than when compared to Planning drawings. Building Regulations drawings will be comprehensive enough for a competent builder to work from.

How much will my project cost? Due to fluctuating building costs, it is difficult to tell exactly how much your project will cost. We can provide an approximate build cost once initial drawings have been prepared.
